Managed Let
Don't want to be a ‘hands-on’ Landlord but want the security to know that we're taking care of your property as if it were our own? Our Managed Let Service is the best option for you.
From finding the right tenant to ensuring the tenancy is set up legally, every step of the process has been fine tuned to ensure renting out a property is as stress free and secure as possible.

We advertise all of our properties on RightMove and will sometimes promote our Rental Properties on Facebook and
other social media platforms. We will always confirm that our Landlords are happy for us to do this.
Finding a Tenant
We carry out all viewings and ask potential tenants lots of questions to make sure they are suitable for the property and the property is suitable for them. We can arrange for checks to be carried out by an independent referencing company to confirm the applicant's credit history, employment, salary and if needed a current Landlord reference.

We have a simple mantra: if we wouldn't want a potential tenant in our own property, we won't recommend them for yours.

Setting Up the Tenancy
Throughout this part of the process, we ensure that all legal documents are correct, and that the Tenant receives a copy of each document when they are supposed to. We do this for your peace of mind - it's important to know that the tenancy can be ended if needed.
During the Tenancy
We will keep you fully updated about any repairs, tenancy renewals, rent payments, or issues. If any problems do arise, we'll come to you with a detailed explanation and - where possible - a few solutions already figured out and ready to go. ​

Our repairs service is hands on. Tenants can log onto our PropertyFiles site and report any repairs and upload photographs for our records. However, we will always follow this up and speak with the tenant to find out exactly what's wrong. We’re always conscious of a Landlord’s legal responsibilities and their own personal budget. If you have your own contractors - this is no problem. Let us know their contact details and we contact them on your behalf.

We will carry out an interim property visit around four months after the tenancy start date, and then usually every six months. During the visit we check to make sure that CO and Smoke Alarms are working and with the tenants consent take an overview photo of each report. A copy of this report is then sent to the Landlord and Tenant.

We carry out rent reviews annually and inline with government guidelines.
For your Peace of Mind
Our Inventories are in colour and very detailed. We ensure that they accurately record the condition of the property when the tenant moves in and include photos and details of Gas and Electricity meter readings.
Tenants have seven days to look through the Inventory and confirm if they agree with the contents. This Inventory is then used at the end of the tenancy to help secure any money owed to you for compensation if there are any damages.

We use a company called Muuvo who contact Utility Providers at the beginning and end of each tenancy with meter readings and the Tenants details. Of course, we will also carry out a ‘Check Out Report’ and deal with any compensation in line with the rules of the Tenancy Deposit Scheme.

Similar to our Managed Lets, the Inventories we provide are in colour and very detailed and accurately record the condition of the property when the tenant moves in. They have seven days to look through the Inventory and confirm if they agree with the contents.
What Happens Next?
The tenancy is set up in the same way as our Managed Lets - the difference being after the tenancy has commenced, you as the Landlord are then responsible for Property Visits, Repairs, Safety Certificate Renewals, Contract Renewals, Check-Out Reports, and dealing with any deposit disputes. Our Let Only Landlords are responsible for registering the Tenancy Deposit with a government approved scheme.

The Landlord is responsible for registering the deposit and providing the tenants with any necessary paperwork and documents within the legal timescale.
